A condo at the Canyons that sleeps four should sleep six without a mattress on the floor, and a rental that sleeps six books more than one that sleeps four. A murphy bed is how the living room stays a living room and still has a queen in it.

## What tends to work where

**Townhomes in Kimball Junction and Jeremy Ranch.** The loft or the office hosts. A desk bed keeps the office an office. A vertical queen with side cabinets makes the loft a bedroom with a door closed.

**Ski homes with bunk rooms.** Twin and full horizontal beds let a bunk room sleep four kids with the floor still open for gear. A lock on the release keeps kids from dropping it on each other.

**Heber, Midway and Kamas.** Larger homes, more basements, family reunions. Queens with side cabinets in basement family rooms, same as the valley.

## Short-term rentals

Guests are hard on furniture and listings live on photos. We spec the heavier piston mechanism, a strap and a release lock, a durable finish, and a ten inch mattress. The listing shows a living room; the calendar books for six. We can also hang a short, laminated how-to card inside the cabinet so guests do not call you at midnight.

Mountain buildings have loading hours, elevators and HOA rules. Tell us the building and we will sort the schedule, protect the halls and anchor to the building's standards. Snow days happen; we build buffer into winter installs.

**Can a murphy bed add sleeping capacity to a short-term rental?**

Yes, and it is one of the few ways to add a queen without losing the living room. A sofa bed unit sleeps two more and the listing photos still show a couch. Check your HOA and city rental rules on occupancy.

**Do you work with HOAs and building managers?**

Yes. We schedule around loading dock hours and quiet hours, protect common areas, and follow anchoring rules for shared walls. Send us the building and we will handle the logistics.
