Utah County is where the state is growing fastest, and the homes show it: new builds in Lehi, Saratoga Springs and Eagle Mountain with 9 foot basements and builder-white trim, older ramblers in Orem and Provo with low basements, and big families with cousins on the way. We are based here, so the design visit is a short drive.
What tends to work where
Lehi, Saratoga Springs, Eagle Mountain, Vineyard. New construction, 9 foot foundations common, unfinished or newly finished basements. Vertical queens with full-height side cabinets, painted shaker to match the builder white or stained alder to warm it up. Basement family rooms that host the married kids.
American Fork, Pleasant Grove, Lindon. A mix of new and 1990s homes. Bonus rooms over the garage and basement bedrooms that double as offices. Desk beds are popular here.
Orem and Provo. 1960s to 1980s ramblers with 7 foot 6 inch to 8 foot basements and soffits along the walls. Horizontal queens, measured at the wall. Basement apartments near the universities, where a sofa bed or desk bed makes a studio rent better.
Springville, Spanish Fork, Payson. Larger lots, bigger homes, mother-in-law suites. Queens with side cabinets, sometimes a king for the grandparents who stay a month.

The big-family question
A guest bed that disappears is only half of it. Twin desk beds in kids rooms, a horizontal twin in the small bedroom for when cousins stay, and one queen in the basement for the adults is the setup we see most. All of it lifts with one hand on a piston mechanism, and the release can be locked.
How a visit goes
Send the form with the room, ceiling height and a photo. We reply the same business day with a price range, then come measure with stain and paint samples. Install is four to eight weeks after the visit, about half a day.

My new build has a 9 foot basement. Does that change anything?
It makes everything easier. A vertical queen or even a king fits with room to spare, and side cabinets can run full height. Builder-grade trim is usually a painted white that we match with painted shaker doors.
We have six kids and a lot of visitors. What do people in our situation do?
A queen with side cabinets in the basement family room is the common answer, and a twin desk bed in a kid's room buys floor space all year. Some families do a horizontal twin in a small bedroom so two kids can share when cousins come.
