Most of them need to sleep more people for a few weeks a year and stay a living room, office or gym the rest of the time. We schedule southern Utah in trips, and there is enough demand that the trips are regular.
What tends to work where
Retirement communities: SunRiver, Sun River, Entrada, Kayenta, Green Spring. Single-level homes with a flex room or den that hosts the kids and grandkids. A queen with side cabinets, or a desk bed if the den is the office. Painted finishes in the lighter palettes those homes use.
Casitas and second homes in Washington, Ivins and Santa Clara. The casita is the guest house, the TV room and the gym. A murphy bed with a sofa keeps it all three.
Short-term rentals in Hurricane, La Verkin and near Zion. Sleep capacity drives bookings. A sofa bed in the living room adds a queen without changing the listing photos. Heavy mechanism, strap, lock, durable finish.
Older St. George homes. Block construction and lower ceilings in older neighborhoods. Masonry anchors and horizontal beds, measured at the wall.
Sun, heat and finishes
Southern Utah sun fades dark stains near west windows and dries out wood finishes faster than the Wasatch Front. We steer St. George customers toward painted finishes or lighter stains and a UV-resistant topcoat, and away from putting the cabinet on the west wall if there is a choice.
How the trips work
Send the form with the room, ceiling height and a photo. We reply the same business day with a price range and the next southern Utah trip. The design visit happens on that trip, the bed is built in the weeks after, and the install happens on the following trip. Plan on six to ten weeks end to end.
